About the project
Pervy Kvartal is a residential quarter by the developer Brusnika in the Moscow Region. It became one of the company’s first projects in the region, following its collaboration with BLANK on Mylzavod and European Quarter. The bureau adapted the concept, provided regulatory support, and prepared the design and working documentation for the project.

Idea
The main principle of the project is to create a residential environment at a human scale. The quarter’s varied height helps avoid the feeling of dense development, making the space more open and clearly visible. Different building heights allow more sunlight into the courtyards and apartments, while the quarter itself is perceived not as a single mass, but as a more lively and diverse urban fragment.

Architecture
The residential building consists of sections of different heights, ranging from 6 to 14 floors. This structure creates a stepped silhouette and helps bring the scale of the development closer to the human scale. The ground floors include built-in non-residential spaces, which make the quarter more active at street level. The underground level contains parking, storage rooms for residents’ personal belongings, stroller rooms, and technical spaces. The façades are designed in a calm palette combining light, grey, green, and terracotta shades. The finishes include decorative plaster, tiles, glazing, metal balcony railings, and façade baskets for air-conditioning units.
