A terraced settlement by the sea

About the project

The project is located in the village of Semidvorye, within the Alushta urban district, on the southern coast of Crimea, near the Black Sea. The site consists of seven cadastral plots and is defined by a pronounced topography with significant changes in elevation. The master plan includes apartments, townhouses, villas, commercial functions, and green public areas. The total built area is 25,293 m².

The idea

At the core of the project is the image of a villa in a garden and a house-fortress immersed in southern nature. The project draws on the historical and natural context of Alushta: the stone tradition of local architecture, the proximity of the sea, the mountain landscape, the wind, and the southern vegetation. An important part of the concept is a sense of protection, a connection to the terrain, and life among gardens and vineyards.

Concept

The concept is built around three themes: stone masonry, gardens and vineyards, and the play of changing topography. In the architecture, this is expressed through contemporary façades combined with heavy masonry. In the planning, it appears through the work with slopes and the principle of terracing. In the landscape, it is reflected in the image of a house with a garden, fruit trees, seasonal berries, and flowers typical of the southern region.

Architecture

The architectural solution is directly shaped by the specific characteristics of the site. The development is distributed across the территории with regard to the changes in elevation and includes several typologies: apartments, townhouses, villas, and commercial buildings. The spatial organization is based on the principle of terracing, which allows the architecture to be integrated into the slope and uses the terrain as part of the project’s overall structure. The phased development begins with a supermarket and the first apartment building, continues in the eastern part of the site with different residential typologies, and concludes in the lower section with a beach club.

Landscape

The landscape part of the project is based on sustainability, integration into the surrounding natural context, and year-round decorative value. It uses resilient local plants and materials, modern agrotechnical methods, directed rainwater collection, and composting. The landscape structure includes an event square, a park zone in the ravine, a public zone in the "pit", children’s and sports playgrounds, a spa club zone, and areas for villas and townhouses. The project also includes a farm and vegetable garden, an orchard, vineyards on retaining walls, a dog walking area, a beach club, walking routes, panoramic viewpoints, an amphitheater, and waterside recreation areas. Local trees, shrubs, and groundcover plants are used in the planting scheme, while natural materials are applied in paving and finishes, including granite, sandstone, shell stone, travertine, marble, decking, and Black Sea pebbles.
