Function and aesthetics are the essences of things

The architectural concept of GEOLOG is based on the idea of tectonic shifts and is inspired by the scientific discoveries of geologist and explorer Vladimir Obruchev. At the core of the image is the displacement of volumes, evoking the movement of tectonic plates, and a natural element translated into architectural form. This logic can still be clearly read in the project today.The façades of GEOLOG2 are built on a combination of glass, aluminum, and contrasting metallic tones: the darker lower part gradually transitions into a light silvery upper section, reinforcing the expressiveness of the architectural image. The glazed area increases with each floor, opening up distinctive views for the building’s users.GEOLOG2 is an 18-storey business center with a total area of 29,500 sq m, comprising 80 offices of different formats and commercial infrastructure on the lower floors, including a restaurant, café, retail, and fitness. The project is located close to Kaluzhskaya and Vorontsovskaya metro stations.

Another project created with BLANK’s involvement is becoming part of the city. GEOLOG2 has received commissioning approval.

According to Sminex, the architectural façade lighting has already been adjusted, while the chandelier has been installed in the lobby and furniture placement is now underway.This is always an interesting moment in a project’s life. It is when individual decisions that have long existed in drawings, visualizations, and the working process begin to come together as a coherent whole. Little by little, not only the building itself becomes visible, but also its character - in the light, in the scale, and in the atmosphere of the entrance spaces. One of our most beloved projects, Obydensky No. 1, is entering its final stage of completion

At ARCH MOSCOW 2026, BLANK and DOGMA presented a joint installation titled Point of Balance, created in response to this year’s theme, Ideal.The project invites visitors to look at the ideal in architecture not as a finished flawless form, but as a process of search. Final decisions are almost always preceded by alternatives, doubt, refinement, and testing against reality. Before becoming space, an architectural idea passes through context, technology, economics, operation, and the future life of the people who will use it.One of the key elements of the installation is a series of empty pedestals. Each of them represents an idea that emerged during the design process. These solutions did not become final, but they were essential steps on the way to the final outcome. Through them, the project was clarified, developed, and gradually moved toward that precise balance between concept and reality.The installation reveals the path of an architectural idea from search to embodiment and suggests that the ideal in architecture is not abstract perfection, but a found point of balance. Visitors can experience how this concept has been translated into space at stand E-12 in Gostiny Dvor from May 27 to 30.

Introducing another completed BLANK project — Office A101 in the Prokshino business center. Designed for 702 workstations, the space was conceived as a cohesive and flexible working environment where different scenarios of office life can coexist: focused individual work, meetings, communication, and team collaboration.The interior is built around clean graphics, a subtle approach to color, and clear functional zoning. A calm monochrome base is complemented by warmer shared areas and a thoughtfully designed system of color accents that supports the company’s identity and makes orientation within the space more intuitive. Architectural bureau BLANK and federal developer DOGMA are preparing a joint installation for the international exhibition-forum ARCH Moscow 2026. The project will reflect on this year’s theme, “Ideal,” and on how an architectural idea moves from the initial concept to a space that begins to work for people.At the core of the installation is the idea that the ideal in architecture rarely exists as one ready-made solution. Before a project reaches its final version, multiple options emerge. Each of them is tested against context, technology, economics, operation, and the future life of the people who will use the space. What ultimately gets built is the solution in which the original idea finds the right balance with reality.“For us, the theme of ‘Ideal’ is a chance to speak honestly about design as a process of choice, refinement, and responsibility. The ideal is not just something beautiful - it is something that works and cares for people,” says Petr Fonfara, Managing Partner at BLANK.The joint participation in ARCH Moscow continues the collaboration already underway between BLANK and DOGMA. The bureau is currently working with the developer on the design of public spaces in two residential projects. BLANK Managing Partner Petr Fonfara took part in the “Luxury Square Metre” discussion, where he shared the bureau’s expertise in creating luxury resort real estate. The discussion focused on a BLANK case study: the Lunnaya Polyana resort in Arkhyz, conceived as a year-round destination for experiences that unlocks the potential of its location.Speaking about the key criteria for buyers of luxury resort property, Petr highlighted the rationality of the investment, the possibility of seasonal living and, in some cases, rental income. Equally important are the project’s year-round appeal, its attractiveness outside peak seasons, and a strong architectural concept that is precisely integrated into the context of the place.

The interiors of the public areas at Level Yuzhnoportovaya have been completed in the first-phase buildings. We are sharing the first images from the lobby of one of the buildings, created according to BLANK’s design.For the project, we proposed the concept of the “riverbank”, expressed through the colour palette, materials, and plasticity of forms. This approach refers to the complex’s location near the Moskva River and helps emphasise the character of its surroundings.Laconic yet expressive interiors create a calm and inspiring atmosphere in the building’s public spaces.

This interior was shaped by our ambition to merge the city’s cultural code with a contemporary sense of comfort. It is conceived as a light and airy environment where architecture and interior space move in a unified rhythm. Subtle accents reference stories of the past and legends of hidden treasures. Altogether, this defines the concept of the public spaces for DAN Residences in Kazan.The lightness of form is emphasized through abundant glass, soft lines, and a carefully designed play of light. Certain elements are intentionally concealed at first glance, creating the feeling of a “hidden treasury.”At the heart of the composition is a striking lobby, complemented by four functional zones: a guest reception area, an intimate fireplace lounge, a quiet library, and a mail area. The space is enriched with bespoke art objects that shape the atmosphere of an elegant living room and set the tone for the entire residence.The project draws inspiration from the legend of Lake Kaban and the treasures said to rest in its depths. This narrative is reflected in the warm beige palette, brass accents, fluid contours, and textures reminiscent of rippling water.Materials and details create a restrained yet expressive aesthetic, where every element is thoughtfully designed and carries meaning.

BLANK projects win at the RCSC Awards

On December 1, the HOLLYWOOD multifunctional retail and entertainment complex opened in St. Petersburg, becoming one of the most anticipated launches of the year. The complex is managed by Nikoliers. Following the launch of the project, the team of BLANK architectural bureau shares the architectural concept behind the complex and explains how spatial solutions that work with emotions and user scenarios can influence visitor engagement, dwell time, and the commercial performance of retail space.The new complex is located next to Pionerskaya metro station, in one of the city’s most dynamically developing districts. Its total area is 115,000 sq m, with 60,000 sq m of leasable space, making it one of the largest retail launches in the region in recent years.The project was conceived as a retail environment where architecture shifts the focus from a purely transactional logic to impressions and the experience of being in the space. HOLLYWOOD creates an environment in which the time visitors spend inside gains additional value and becomes a driver of repeat visits and sustained user interest.For the BLANK team, this project became an opportunity not only to create a distinctive architectural image, but also to develop a working urban landmark, where façade and interior solutions support visitor behaviour scenarios. During the implementation process, the team revised a number of technical solutions, adapting the project to current market conditions while preserving the key idea: to create a building with a strong character and a memorable visual identity.The key artistic device of the façades is a system of illuminated lamellas of varying depth, creating the effect of stage lights and visual movement. This solution generates a sense of anticipation and eventfulness even before visitors approach the building, strengthening engagement and recognisability. The façades are complemented by large-format porcelain stoneware and fibre cement panels, as well as panoramic glazing on the lower floors. A large glass atrium fills the interiors with natural light and creates a visual connection with the city.“When working on the concept for HOLLYWOOD, we aimed to create a lighting environment that sets the emotional rhythm of the space and enhances the visitor experience. The illuminated lamellas became the main instrument of the façade architecture: thanks to their varying depth and lighting scenarios, the building changes throughout the day. At the same time, it was important for us to treat architecture not as decoration, but as a working tool that shapes emotions, influences visitor behaviour and, ultimately, supports the commercial sustainability of the project,” said Petr Fonfara, Managing Partner at BLANK architectural bureau.The interior spaces of the complex are organised as a sequence of smoothly connected user scenarios that follow the natural logic of human movement. Architecture sets the rhythm of the visit, creating points of interest and “moments of surprise”, which help increase the time spent in the complex and have a positive impact on retail performance.The interior concept is based on laconic, light-filled retail galleries with warm accents. The complex comprises six above-ground and two underground levels, including a spacious car park. The scale and plasticity of the public spaces are designed so that visitors perceive the route as a coherent urban scenario rather than a set of functional zones.The team paid particular attention to wayfinding and the use of light: panoramic glazing and a carefully designed lighting system enhance the feeling of openness, comfort and engagement, directly influencing the quality of the user experience.The HOLLYWOOD project demonstrates how architecture focused on impressions and behavioural scenarios can become a competitive advantage for a shopping centre and strengthen its value for both business and the urban environment.

The HOLLYWOOD multifunctional retail and entertainment complex has opened in St. Petersburg, featuring architecture and interiors by BLANK

A new business center, MOUNT, designed by our team, will be built in the Solntsevo district of Moscow. The developer, FORMA, has announced the complex as part of their workplace business space lineup.The 20-story MOUNT building will offer 26,000 square meters of office space. It will be located on Borovskoe Highway, near the metro station. The architectural concept of MOUNT is inspired by the image of a cliff, symbolizing strength and stability. The building&#39;s floors vary in volume: its shape widens downward, giving the silhouette the necessary dynamic.The sense of a natural massif is conveyed through expressive forms. The facades will feature cassette aluminum panels, decorative slats, and semi-structural glazing. These techniques help create a design reminiscent of natural forms.Construction of MOUNT is expected to be completed in 2028.

Transform a transport hub into a city oasis with BLANK!

Committee for Architecture and Urban Planning of Moscow has approved the design of a residential buildings on Obukha Lane 3. The complex featuring an underground parking garage will include 75 apartments. Total project area is 18,600 square meters.The architectural concept of the building is shaped by the surrounding environment and the area&#39;s history. The new project will be located in the Vorontsovo Polye district, near the Evangelical Hospital building. The design of the complex, consisting of two buildings 10 and 16 stories high, draws inspiration from Russian «Uzorochye» (traditional ornamentation), a feature unique to Russian architecture and reflecting respect for national culture. The facades will be adorned with tiles featuring plant motifs and unique patterns.«The new residential building on Obukha Lane stands out with the deliberate asymmetry of its intricate facades and exceptional decorative design. The volumes, in the form of pilasters and arches with fluting, protrude beyond the facade&#39;s plane. Insertions with tiles in the style of Russian architecture will be positioned deeper within the structure. Intricate plant motifs will complement the accent metal details of the balcony and terrace railings», said the chief architect of Moscow Sergey Kuznetsov.Construction is planned to begin in Q3 2025.

Khabarovsk welcomes Brosko Volna: the opening of the second phase of the complex with architecture by BLANKThe long-awaited opening of the second phase of the Brosko Volna complex has taken place in Khabarovsk, covering a total area of 29,100 square meters. The new facility includes a water wellness complex, a hotel with 240 rooms, retail spaces, restaurants, and many other services. The Brosko project has become a true architectural masterpiece, shaped by the natural elements of water, wind, and sunlight. The two solid volumes of the buildings are &quot;broken up&quot; by the flow of water entering the Amur River, creating a unique visual effect. The first and second phases of the complex are unified by their total area, while the materials and graphic design of the facades emphasize the continuity between them. The opening of Brosko Volna has become a landmark event for Khabarovsk and the entire region, creating a new center of attraction where every visitor can find services and entertainment that suit them.

Monolithic works are actively progressing, with the structure already reaching the 4th floor. Installation of internal partitions has begun in the underground part of the building. Waterproofing work is nearly complete, and the concrete structures of the three underground floors are 75% finished. Near the sandy beaches of Anapa in Dzhemete, the construction of a large-scale resort called &quot;Luchi&quot; is set to begin. This ambitious project includes hotels from four brands, among which are Azimut and Cosmos, as well as 4-star apartment complexes, a shopping center, and a standalone parking facility. The total area of the resort complex will be an impressive 318,700 square meters. The architectural solutions for the building facades, unified by an author&#39;s landscape design, have been developed with consideration for the natural surroundings and the historical context of the region. The architecture of the hotels and apartments will be inspired by images of cypress trees, ancient Greek columns, clouds, and sea foam, creating a unique atmosphere for vacationers. For the lobbies of the Seliger City residential complex buildings, we realized the idea of famous artists and discoverers in the interiors.Each lobby got its own unique character: by using reproductions of authors in the design of wall panels and recognizable motifs of places discovered by travelers.The main task of the project was to create a comfortable transition zone between the active urban environment and a cozy home, as well as to connect with the concept of the complex architecture. Construction of business centers GEOLOG and GEOLOG2

The development company Sminex continues active work at the construction site of the club house, where the construction of the underground parking is currently underway. In July, the framework for two underground floors was successfully formed, the foundation slab was completed, and the water supply networks were installed. Currently, work on the monolithic structures of floors -3 and -2 is ongoing. The waterproofing of the underground part has already been installed at 60%, which allows us to confidently move forward with the construction. Azimut Group Hotel in Magadan: a chamber hotel of 4* category. For the low-rise complex we designed an aesthetic volume with panoramic glazing and unusual color of facades.

Hotel complex AGOY SUN VILLAGE in Agoy village, Krasnodar Territory: a 4* and 5* category complex with wellness component. Its architecture is inspired by the rocky natural surroundings, and the location of the buildings allows you to see everything without being in plain sight.

Mercure Hotel in Moscow: we created interiors for the rooms of the 5* hotel in the historical center based on the color scheme of the surroundings. Blue and blue shades echo the pipes of HPP-2, rich scarlet is in tune with the Krasny Oktyabr factory and the Kropotkinskaya lobby. The art in the design refers to the proximity of the Pushkin Museum.

Maysky Hotel Complex, Krasnodar Region: inspiring hotel and villas on the Black Sea coast. We designed the new volumes while preserving the natural landscape and rare plant species on the site. This is architecture for contemplation and peace, complemented by a colorful component for family vacations.

Brosco Mall 2, Khabarovsk: the second phase of the shopping center on the banks of the Amur River includes a concept hotel with an operating roof, where we designed a complete public space with inspiring views.

For the rebranding of the PIK shopping and entertainment complex in St. Petersburg, we proposed a solution that emphasized the global renovation of the project&#39;s interiors and concept, while at the same time referring to the project&#39;s recognizable corporate identity.One of the main requirements of the client was to preserve the existing logo and integrate it into the new identity.PIK shopping mall is an object for different people. Passionate, sporty, open, curious, creative, special. It was the logo that gave birth to the concept of the new identity. Having dismantled it into details, we got graphic style-forming elements. We also picked a new color palette and chose a friendly and simple font. The corporate identity of the project was scaled in the iconography of navigation and maps, directory design, offline and online media through which the object interacts with visitors.

Business & Design Dialogue 2024 Forum

On May 24, at the ARCHMoscow conference, we have presented the research &quot;Tomorrow Will Come Today 2.0.&quot;Five years ago, the initial study was published, which became the foundation and inspiration for designing modern housing. In 2024, we invited developers and a professional sociologist to participate in updating the CMWP data. In version 2.0, we have presented a new interpretation of our manifesto: some principles were updated, others revised, and we identified new trends. What we intuitively grasped in the first version of the manifesto, while relying on the foundation of the research, allowed us to form a new vision of the residential real estate concept. We offered ideas to clients, discussed them, considered their opinions and visions, and analyzed the relevant experiences of other companies. The idea is always slightly more elevated than reality; it paints new horizons and allows us to expand the boundaries of thinking. Nevertheless, much of what was proposed in the 2019 manifesto as a future perspective has either become the norm today or is present in certain projects. This includes elements of landscaping and navigation, the expansion of commercial areas, the organization of public spaces, a focus on comfort and environmental sustainability in housing, and the creation of neighborliness and mutual assistance. The manifesto marked the beginning of a new perspective on housing architecture for us; we made our approach interdisciplinary, which enhanced the quality of interaction between architecture and development. A new GastroPark food hall opened in the EkoPark shopping and entertainment center in Murino.We developed the concept of the building&#39;s facades, as well as carried out a full range of works to create the interiors of the shopping gallery and foodhall, including working documentation and author&#39;s supervision of implementation. The GastroPark food hall is a large space with a glazed facade, well-lit and maintaining visual contact with the surroundings. Functionally, the gastronomic cluster is divided into two zones. The main space with mezzanines, an art object and a stage for events is dedicated to restaurants and is designed for long stays of visitors. The breakfast area, supports the to go concept and will be convenient for a quick breakfast on the run. The design makes abundant use of natural natural textures in warm colors. In the food hall zone, wood dominates in the elements of decoration and a large amount of greenery is used. The concept emphasizes the brand of the shopping and entertainment center “EcoPark”, which is based on proximity to nature and care for visitors. The total area of the shopping and entertainment center “EcoPark” is 25,000 sq. m., the area of public spaces, including a gastronomic cluster of 1,450 sq. m., is 5,328 sq. m. The construction of the second stage of the shopping and entertainment center is planned in the future.

There are presented many Russian brands: Around, Brevno, Novaya, PENNYMANNY and others.Blank Architects has completed the interior of the new fashionable place. The space is visually divided into three parts. Furniture groups, shelves and brand logos are integrated into the walls and columns.The striking design elements are the entrance portals in the shape of triangles. &quot;Architecture today must necessarily correspond to the place: we create objects in the existing context, oriented towards the surrounding buildings and the functions laid down by the developer. To be in context for an architectural object means that it already benefits and shapes the right urban environment.The desire to benefit should guide every stage of an architect&#39;s work, whether it is a master plan, a landscaping project or the selection of an architectural detail. Of course, the very concept of &quot;usefulness&quot; is subjective and can be evaluated in different ways. For example, an art object in the urban environment can be a significant dominant feature, participate in the formation of the overall appearance of the space or act as a navigation element. But its usefulness will be read differently by people with different backgrounds: some will appreciate its aesthetics, others will have questions about its appearance and location, and last but not least, the &quot;usefulness&quot; of an object is judged by the amount of investment it requires.There are also examples of useless architecture in history that are particularly noticeable in the time, function and era of the building. For example, village clubs were once very useful, but now they are abandoned or closed. The same fate befell old department stores in small towns and water towers. In Moscow, such objects are treated with great attention and returned to the context of the city, giving them new &quot;usefulness&quot; and new functions. Here, buildings of former trolleybus parks, factories or manufacturers get a second life after reconstruction. In the regions, this situation has not yet realistically changed everywhere, but gradually the trend towards renovation of useless architecture will start to develop there as well.”

This contemporary effect is achieved through the choice of straight silhouettes and forms, the use of porcelain stoneware for flooring, and ceiling lighting that adds extra charm and coziness. We are sharing photos of our realized lobby project for three buildings of the Seliger City residential complex: Bryullov, Repin and Bering.The concept proposed by Blank for the residential quarter was called &quot;Great Artists and Discoverers&quot;.In order for each interior to have its own unique features, we used reproductions of the most famous paintings by artists Ilya Repin and Karl Bryullov, and for the building named in honor of explorer Vitus Bering, we used characteristic patterns of northern latitudes in the choice of lighting and wall decoration.In addition to lounge and reception areas, there is a postal area and elevator lobbies, the design of which is also unique for each lobby.The main task of lobby interiors is to set the mood for its residents and give them the opportunity to spend time in public spaces with comfort and interest.Photo: Vlad Feoktistov

He noted that clients are increasingly willing to invest in equipping rooms and creating comfortable sleep infrastructure. The 'Obydenensky No. 1' house is a wonderful and very interesting experience for Blank Architects in working with historical, or let's say, 'classical' styles. It is located in a quiet alley, near a temple, surrounded by buildings from different eras: from classicism and historicism to modernism. Moreover, it is situated in the 'Golden Mile,' the Ostozhenka district – one of the most prestigious areas in Moscow. This is a club house – a type of expensive elite residence in the city center. The views from the penthouse terraces overlook the Cathedral of Christ the Savior. The client's wish was for architecture in the classical direction; this was dictated by the surroundings and the fact that the architectural and stylistic solution of the early 20th-century facade will be preserved within the complex.

BLANK has developed the architecture, interior and landscape solution for the territory of TWEED shopping center in Ivanteevka.The project was inspired by industrial architecture: red brick of factories and plants, wide arched openings, recognizable patterns. Red brick facades outside and large light spaces inside: this is how we created TWEED, complementing the neutral white background of shopping galleries with accents of black metal and light wood.Having correctly zoned the food court in the shopping gallery, we provided a comfortable stay for large companies and families with children. And the combination of soft seating areas and bar seating allows visitors to choose a comfortable option for themselves.Active works are underway in the shopping center: the facility is scheduled to open in the third quarter of 2024.
