Concept
The main design concept was determined by the site of the building project. On one side, there is Aeroflotskaya street stretching from the north to the south and connecting Surgut town with the main regional airport Surgut International. On the other side – from the east to the west – Federal Route P404 (Tyumen-Khanty-Mansyisk) – the only federal route in the Khanty-Mansyisk Administrative region that connects the European part of Russia with the Tyumen region and the north. So the developing building is destined to become a town landmark.

We have conceived of three main guidelines for the concept of the project: - Ultimate visual impact on the town’s makeup - Creating a mixed-use project on a global level
